Much needed new homes for Swindon

Proposal 1 will consist of approximately 130 new homes delivered as 96 houses and 34 apartments. This includes a mix of one and two-bedroom flats and two-, three-, and four-bedroom houses, helping to address local housing need in a location with convenient access to the A419 and M4, supporting residents to live and work locally.

Proposal 2 will deliver a range of new mixed-use community and commercial spaces for use by new and existing residents alike.

The proposal for a modern community hub, brought forward by Gaming International, will deliver new community facilities for residents, with consultation on the exact uses for the space being a key focus of discussions with the adjacent and wider community

A landscape-led masterplan

We have taken a landscape-led approach in the design and development of our proposals, with a focus on placemaking and the creation of an environment in which people want to live, work and relax.

The development will include areas of high-quality open space, linked by a central avenue running across the site to connect to existing access routes, green spaces and children’s play areas.

The project will be integrated into the local landscape with a series of planting and nature enhancements to both screen the development from the local road network and to provide privacy for residents.

A focus on energy efficiency

We deliver homes that incorporate good design and renewable technologies to promote sustainability.

Our development aims to lower carbon emissions by providing thermally efficient, fossil fuel-free homes that reduce energy demand from the outset.

New homes are carefully designed to target an EPC B rating, making energy bills manageable for future residents.

Investment, job creation and training

The project will target utilising the local supply chain during construction and operation where possible.

The proposals for the community hub will deliver space for local businesses and food outlets, amongst other uses. This will create jobs in the local area and support the local economy.

Swindon’s Housing Crisis

The UK is in a national housing crisis, with people struggling to buy or rent a high quality, energy-efficient and secure home. Swindon is not immune to the impacts of this housing crisis.

As of March 2025, there were 3,316 people on Swindon Borough Council’s housing register waiting list. Swindon Borough Council’s 5-Year Housing Land Supply Statement demonstrates that the Council cannot currently demonstrate a 5-year housing supply, with a recent appeal determining the actual figure to be 3.6 years supply.

The proposals provide new housing to support the Council’s housing land supply position in Swindon and contribute to the identified housing need under the adopted Local Plan which seeks to deliver 1,625 dwellings per annum between 2016 to 2026.

The provision of new homes will help to ease the pressures on the Council’s housing waiting list and deliver a mix of housing types giving local people the opportunity to own their own home and stay in the area close to family, friends and where they work.
